20-Day Preliminary Notice
- This is the first and most important step to preserve your right to file a mechanic’s lien or make a bond claim in Arizona.
- Must be served within 20 days of first supplying labor or materials.
- Required for most private and public construction projects.
- Includes job details, estimated value, and required legal language.
- Supplemental notice required if your total value increases by 30% or more.
- If you miss this step—or file it late—you could lose your right to secure payment.
Mechanic’s Liens
- If you’re still unpaid after work is done, filing a mechanic’s lien can help you recover what you’re owed.
- Must be recorded within 120 days of completion (or 60 days if a Notice of Completion is recorded).
- Must include accurate property and work information.
- Enforcement must begin within 6 months of filing.
